Real Estate Agents and Home Sellers should be rejoicing right now! Reports from Realtor.com just came out stating that Dallas is at a 5 year high in inventory of homes for sale. There were almost 26,000 homes listed for sale in August in North Texas! That means more For Sale signs are in yards. So all is good. The housing market is strong and there is nothing to worry about. Right?!
Not so fast tho. Having a large inventory is not a bad thing. It is also not the best thing. Real Estate Agents are getting employed by more homeowners and seller are ready to unload their home so they can move onto the next phase in their lives. What this means tho is that homes are going to sit on the market longer. Also, that my job gets a little bit harder. The average days on market is still around 45 days. That's not bad, but that is the average. So other homes are sitting longer. It is all about supply and demand. We have more homes on the market for buyers to choose from. Casual buyers get to kick the tires longer before deciding on a final home. While the seller gets to sweat it out.
As a Top Real Estate Agent in Dallas I love having more listings. Ecspecially if it is a luxury listing. It means there is more time for me to do what I love. I get to pick up more buyers, more sellers, close more deals, and go after more luxury listings. The downfall tho is that marketing a home takes a lot of money and patience. Time is money after all. The more time a home sits on the market means the more money I have to spend to try and get it to sell.
I love what I do. Every day I get to live out my dreams. Right now is a very interesting time in the Dallas Real Estate Market. I just have to market my homes smarter. I have to prepare my homeowner for the fact that their home will most likely stay on the market longer. I also have to make sure the seller and I spend a little extra money to get our home sold!
