3 Things You Should Know Before Becoming A Dallas Real Estate Agent!

        Becoming a Dallas Real Estate Agent can be one of the best decisions you ever make.  It is such a rewarding job to be able to help people.  You get to help people buy and sell a home, make your own schedule, run your own business, and contorl your income.  With that said, there are a couple of things that people will never tell you before deciding to beceom a real estate agent.   Here are my insider secrets. 

1. Your self employed.  Being a Real Estate Agent means that you run your own business.  Sure you work for a broker and they help support you, but you own your own business.  There is a lot relying on you.  You have to structure a business, make a business plan, and set goals for success.

2. You pay all your own taxes.  Sure in any other career you have taxes taken out of your income.  As a 1099 sales person you are responsible for all your own budgeting.  You have to remember that taxes are due every year if not quarterly.  Not to mention that as being self employed you pay 15% tax off the top and then you get taxes based on the remaining income you make.  So essentially you could owe more in taxes then the average person.  

3. It costs a lot to become a Real Estate Agent.  Sure you can finsh school in about a month.  Most of the times the average schooling program is around $1,000.  Sounds great, right?  Well, add the cost of paying to take the actual test, your local Realtor Association dues, monthly brokerage fees, quarterly dues, marketing fees, client gifts, signs, business cards, and the list goes on.  Being a Real Estate Agent on average costs about $10,000 a year with all the expenses and it can go up from there.  

        Being a Dallas Real Estate Agent can be an awesome career choice.  There are always things that no one will ever tell you before starting.  Everyone wants to make it sound so glamorous.  "Your gonna love it!"  And you will love it, but get all the info first.  Realize that this is a business.  You are self-employed.  So get ready.  Call me for all your buying and selling needs.

        Dallas, Plano, and Frisco are some of the hottest areas for real estate.  I love each one of them for different reasons.  Dallas is trendy and has a great art scene, Plano is suburban central and rated one of the best places to live, and Frisco is a new city still being developed and home of some great places to relocate for work.  They draw people from all over the country.  Being a Real Estate Agent is great because I can hop around from place to place andd help each of my clients find a new home to move into.  So when I get a new client looking for a home it is always exciting no matter where in the DFW Metroplex they want to move.  Lately it has been a little challenging.  I have noticed to working with home buyers is a little hard when you have a Real Estate Agent not doing their job.  Here's the skinny.

        So when you are a home buyer looking in todays market you are "click happy".  We search on Zillow or Raltor.com for a home.  Heck even I will hop on to see what a client is looking online if I cant log into my MLS.  There is nothing more frustrating then a home that does not have professional pictures taken.  Pictures speak a thousand words about a home and determine whether a buyer wants to see it in person.  I currently have a client looking at homes in the $500,000 price range and I can not get over the blurry and poorly taken pictures of the home.  I mean do the sellers not look to see how poorly represented their home is online?  It is horrible!  I looked at over 100 homes online with poorly taken photos.  My clients didn't want to see any of them.  I just couldn't get over the lack of professionalism from the real estate agent.    

        Another thing is open houses.  The first few weeks the home is on the market you want to get as many eyes on the home a possible.  You want to have the house in tip top shape, have a nice candle burning, air the home out, put out some fresh floewers, balloons, and just make that house look good!  Its exciting!  Right?  Well I cant get over how many open houses I have been to with a client to see a new home that just hit the market and well... the home looks like crap.  There is no candle, no balloons, no baked goods, the agent doesn't know their stats on the home, and the list goes on.  It literally looks like the Realtor rolled out of bed and slapped an "open house" sign in the yard.  

        When I list a home I take it very seriously.  Whether it is an $80,000 home or a $500,000 I do my best to treat them equal and make the home and marketing look good.  We are in the business to market a home.  Thats all we do.  We are sales people.  I don't understand how some of these Realtors get some of the listings they do.  It is an insult to our industry when a Real Estate Agent makes a home look like it is lesser.  We should all treat our clients to the best services around.  Please call me for all your buying and selling needs.

Dallas TX Real Estate Is Growing With Lake Highlands New Development Being Built!

        Dallas is constantly growing.  I live in the East Dallas area near White Rock Lake and Lake Highlands.  This area is great for older homes.  The school districts are great and the values are rising.  The one thing about this area is that it is very residential with some shopping sprinkled throughout.  You tend to have to drive a little ways to get to certain stores.  Which isn't a big problem, but we are spoiled in Dallas.  We like to have everything within a half mile to a mile distance.  We call it our Real Estate Bubble.  

        Well Lake Highlands is building a huge development off of Skillman Road.  They already have a LA Fitness, Mi Cocina, CVS, and a few other shops over there.  Now they are building a large apartment complex, David Weekly is adding huge residential development, a Sprouts Grocery stor is going in, Taco Diner, The Joint, Verizon Wireless, and so much more.  I drove by today and almost did't recognize the area.  It literally popped up over night.  They are planning on opening up this summer 2017.  So they have about 6 months to get most ove the development finished.  And then of course once they do then they will want a phase 2 built.  Which is great for business!

        I love David Weekly Homes they always put up nice home developments.  Also, Sprouts and other stores are always in a nice shopping center.  Dallas is good about building something that looks nice when its in a residential area.  Nothing is worse then an eye sore every time you drive home.  Overall, this is a god thing.  It will bring more growth and jobs to the Lake Highlands area.  I'm excited to see the finished product.  Hopefully I can sell some houses over there.  Call me for all your buying and selling needs.

Dallas Real Estate Agent Makes A Short Film, Make A Heart A Home, For A Good Cause!

        Make A Heart A Home is a short film that I am making for Mothers Day!  It is a project that I am working on to help tell my story about being adopted and to help spread awareness for child adoption.  Being a real estate agent means that I can help people buy and sell homes.  I can run my business however I choose.  So I have decided to give more meaning to being a real estate agent.  I didn't always have a home.  Almost 400,000 children growing up in foster care don't have a home.  Therefore, it will be my life mission to help however I can.  

        I love be a Dallas real estate agent.  I am always finding homes for my clients.  Finding the time to create and make a short film has been very challenging.  I am having to teach myself new things everyday.  It will be released on Mothers Day weekend on Youtube.  It is my hope that the video will get as much attention as possible and reach everyone with a heart.  Adoption is very important to me.  What I am doing has never been done before by a real estate agent.  I am putting my emotions and heart into telling this story.  It will be very moving.

Best Real Estate Agents In Dallas - How To Stand Out Above The Competition

        I have been a real estate agents in Dallas for almost 3 years now.  It seems like just yesterday that I was studying in class for my national real estate exam...boy am I glad that is all over with.  Since then I have been on the war path to make it to the top and be one of the best real estate agents in Dallas.  

        Ask any successful person how they got where they are, and their responce will be to "take risks".  Look at someone like Jay Z and Beyonce...they are super successful!  They just put a bid on a house for $120,000,000.00!  Talk about risk takers!  In todays world we have to think outside the box and put it all on the line.  

        I learned at a young age that you have to surround yourself with successful people and take notes.  The saying of surrounding yourself with "winners" isn't just a saying.  There is truth in it.  One of the most inspiring people in my real estate life was a previous broker of mine.  I watched and learned from him.  I was like a sponge and absorbed so much.  Unfortunatley, he turned out to be a monster, but you win some and you lose some.  I'm glad I learned what I learned.  

        Currently I am making a short film for Mother's Day called Make A Heart A Home.  It is about my adoption story and is to help create awareness for child adoption.  It is very unique and different.  No other real estate agent in the world is doing anything like I am doing!  I am trying to help create change.  This is very perosonal for me, but I getting a lot of meida and PR for it.  It is my hope to change as many lifes as I can.  Hopefully some children will be adopted.  Maybe it will lead to a full length feature film.  Who knows?!  All I can do is pray and hope for the best!  Call me for all your buying and selling needs.
