Finding The Right Comparables When Selling Your Home

As your Dallas Realtor I am constantly trying to educate you with the most up to date info so you can feel confident about buying or selling your home with me.  That is a big task, but I am up to the challenge.  One of the biggest things that I notice with clients in this real estate market is that sellers are over pricing their homes.  Over priced homes sit on the market longer, have multiple price reductions, keep you from moving into the home of your dreams in a timely manner, and no one likes that.  It is understandable that you want to get the most equity out of your home, but you have to be realistic when pricing.  There is a diference in being reasonable, and being down right greedy.  Now I am no ones mamma, but being greedy doesn't work for anyone.  Some sellers will still list their homes over priced.  My rule of thumb is to always look at only sold homes over the past 6 month in your neighborhood.  Make sure they are as close to the description of your home and pick only 6 houses to comp.  This is the best way to do it.  As your Realtor I can not tell you what to list your house for, but I can pull the comps and run a CMA for you.  Do not look at Zillow Estimates and value your home based on what they have listed.  The info goes off of tax records and not sales.  Zillow goes off of list prices and that means that all the over valued or under valued homes get put into a number generator and picks a price for you.  It is very accurate.  Let me run the comps for you and get the right price to list your home at.  

These are some of my top tips as a Realtor to get you the most out of your home.  Let me guide you with my experience so we can dominate the Dallas Market.  Just remember that popular sites like Zillow are not accurate and just because they are constantly being thrown in your face during commercials does  not mean that they are the expert.  They are international marketing brands and I am your expert in Dallas and DFW.  I have a laser focus on this market and know it like the back of my hand.  We are in this together and Rogers Healy and I will get you the best price per square foot.

Dallas Commercial Real Estate Price Per Square Foot-Rogers Healy and Associates

When dealing with Dallas Real Estate a lot of people only think of residential homes for sale.  Truth of the matter is that residential is only part of that.  Commercial Real Estate makes up a large portion.  As a Top Real Estate Agent I sell both residential and commercial real estate.  With that comes a lot of questions about how much space can cost and what all does commercial pertain to.  I have broken down some rough estimates for you.  Highland Park is some of the highest price per square foot around $225 for retail space.  West Village is suprisingly reasonable around $65 per square foot for retail space.  Downtown Dallas has some of the most reasonable price per square foot around $19 per square foot for office space.  Northwest Dallas near Addison has prices close to $25 per square foot.

Star Wars The Force Awakens and Being A Top Realtor

Star Wars The Force Awakens is going to be one of the biggest movies of all time.  The world is patiently awaiting it's debut as we are only 4 days away.  After watching the origonal trilogy today including: A New Hope, The Empire Strikes Back, and Return Of The Jedi, I didn't notice any real estate agents weilding any light sabers, but I still felt a parallel.  Star Wars has been such a large part of pop culture for it's ambition to be the biggest movie franchise of all time, having beloved characters like Hans Solo and Darth Vader that we can quote endlessly, and a story that will stay in our hearts forever.  

It's 2015 and realtors have been slowly becoming a thing of pop culture.  Not as huge as Star Wars, but our profession has made its way into countless movies.  Now that I'm in real estate I have noticed us popping up everywhere with the main character as either a realtor or perhaps they are searching for a home with their realtor.  Heck Reba Mcentire sells houses in her show Reba.  Also, we are plastered all over television stations like HGTV and have gained huge success with franchises such as Million Dollar Listing on Bravo.  Currently Bravo has 3 different Million Dollar Listing franchises.  There is no doubt that real estate agents have been at the forefront of pop culture in recent years.  It makes me proud to be a real estate agent in Dallas.  By having shows on Bravo that show realtors living a some what lavish and hugely successful career.  It makes me stop and think that I can achieve big success too.  Some realtors sell a few homes a year and are perfeclty happy with that.  However, I want to be at the top of my career just like I see on tv.  

One of the biggest questions is will realtors stay in pop culture forever?  Will we always be on huge tv shows, and make cameo appearances on movies?  It's a huge undertaking to even try to have the longevity as Star Wars, but it can be done.  In Star Wars, Luke and now Rey, feel a calling to something bigger in the world.  Something that binds us and draws us to do good.  As a boy that grew up in a small town in Mississippi, I can definetly relate.  I could not wait for the day that I could get away from there and move to a big city to do something more with my life.  I got into real estate and definelty do like seeing what my career could be from watching Million Dollar Listing and HGTV.  Given that real life is definetly different than what is on a tv show, but there are definetly unlimited possibilities.   I am only as successful as I allow myself to be.  I aspire to be a top real estate agent in Dallas and I know I can achieve it.  I just have to put my mind to it.  

With Star Wars The Force Awakens only a few day away I will have to wait to see if their are realtos in space...I highly doubt it.  Regardless it will be inspiring to see Rey on her journey to do something better in the world.  To get out of her small home of Jakku.  I know I'm glad I got out of Mississippi and now sky's the limit.  Maybe one day I'll be on Million Dollar Listing Dallas.  Regardless, as long as my heart is in the right place and I never give up then anything is possible.  For now I'll climb my way to the top of the real estate game and wait for The Force Awakens to come out in theatres December 18, 2015.

Rogers Healy Set Big Goals For 2016 and His Realtors

Today Rogers Healy of Rogers Healy and Associates sat down with his real estate agents and set some goals for 2016.  He wants to do $500,000,000 in sales and the only way to achieve that is by giving each of his top real estate agents a number to reach.  Rogers is very strategic with his numbers and doesn't pull a number out of thin air.  Instead he finds our strengths and weaknesses and builds on those.  He set me on the path of doing $5,000,000 in home sales.  I personally think it is a great goal to set for me.  I am set to be one of the top realtors next year and this will help me get there.  

Rogers asked some things of us to make sure we stay on the straight and narrow.  Some of these included going to all his training classes, having an accountability partner, and stepping outside of our comfort zone.  I definetly don't have a problem stepping out of my comfort zone.  I do love his idea of having an accountability partner.  It's like when you use to go to Bible Study...well for some and not for others, but you get the point.  He wants to ensure that we have someone to bounce ideas off of and to make sure that we are doing the activities that we say we are going to do.  When you are a realtor it can be hard to focus sometimes.  I know next year is going to be a record breaking year for Rogers Healy and Associates.  Im glad to be a part of it.  I can't wait to do $5,000,000 next year.

Rogers Healy Throws The Biggest Party Of The Year In Honor Of His Real Estate Agents

Rogers Healy always tends to do things over the top.  Everything he does is big.  From his productions numbers, the homes he builds, and even down to his massive billboards he has with his face plastered all over them.  This years Christmas party was pretty epic.  It may be even more epic than Star Wars 7.  Matter of fact it was bigger than The Force Awakens.  Hans Solo didn't show up, but our very own Hans Stroble, mega real estate producer, made a cameo.  And we sure were appreciative to have him grace us with his presence.  Yet, that isn't even the tip of the iceburg.  Rogers Healy decided to throw our Christmas party at the Filter Building on White Rock Lake.  The inside of the building was beautiful and the view of the lake was awesome.  When you walked inside the tables were topped with beautiful decorations, glitter, and other festive objects.  There were large baskets with food over flowing and tons of delicious tex-mex foood.  Speaking of over flowing, there was plenty of wine and booz to go around..I mean this was "after hours" after all.  After an hour or so Rogers took to the mic and started to crack his normal jokes.  It was a nice way to segway into an amazing award ceremony.  He gave out awards for top producing realtors, most apartments leased, the "soul" award, the "Fran" award, and a host of other awards to get people energized.  It really was beautiful and touching to see the expresions on some peoples faces.  Once we all wiped all tears away then the lights got dim and the music started.  Thats a whole other story...Everyone and I mean everyone got jiggy on the dance floor, and busted a move.  We did everything from the wobble to dropping it like it was hot...LOL.  It was so much fun.  Everyone works so hard at the brokerage.  It was nice to see every kick back and enjoy themselves.  No one cared about how they looked dancing.  We just lived in the moment.  It was an amazing moment and I was glad to be a part of it.  We will have to see if we can top it for next year.
