Dallas Real Estate In 2016 Will Be The Biggest Year For Your Home

Happy New Year Dallas!  Real Estate in 2016 will be huge for you and me.  The market in 2015 was amazing for the housing market.  Home values are on the rise yet again and that means more money in your pocket.  Experts say that in 2016 values could rise on average 7%!  That will be great for the real estate market in Dallas and for Realtors all over the city.  

Also, that is great for you, the home owner.  With the rise of home values there normally is a small increase on mortgage rates.  No biggie tho.  Whats important is that you get ready for a huge year.  On average a home owner will have their home for 5 years before moving into a new one.  So if you are feeling that itch then get ready.  Dallas is transforming on a daily basis.  When I drive down any street on Lower Greenville, I see small houses getting knocked down and mini mansions being built.  This is almost a daily process.  Not just Lower Greenville is doing this, but parts of Lakewood too.  Really all over Dallas you can find homes being flipped.  I drive up and down different neighborhoods weekly and can see the homes thriving.  Home owners in the Lower Greenville, Lakewood, and East Dallas areas on average paid somewhere around $180,000 and $220,000 for their homes.  Builders are hand picking these homes to be rebuilt.  

Home owners that never even thought of selling are having Realtors like me knock on their door asking them to move.  The homeowner has the upper hand on how much they want to list for.  Sometimes this can be life changing for a homeowner that didn't expect selling their home.  Currenlty homes in East Dallas are going aroung $240 a square foot for a new build.  That is a big leap from when it was $150 a few years ago.  I have clients remark on how they are going to use some of the money to retire, send their child to college, and even start a new business.  All around this is great for our beloved Dallas and its great for the economy too.  Now is the time to sell your home and have the biggest year for you and your home in 2016.

My Listing At 1907 McMillan Avenue, Dallas TX For Sale

I have been working my tail off latley to get more listings.  In the past two weeks a lot of real estate agents take off for the holidays and it has worked to my advantage.  I have two new listings coming up.  The most current on is at 1907 McMillan Avenue, Dallas TX.  The lot is 50x150 square feet and asking price is $275,000.  That brings it to about $46.00 a square foot.  The home is a total scrape and build for an investor.  

It has a lot of potential considering McMillan is on Lower Greenville and that is where all the new builds are going up.  One street over is Melrose Avenue and Robert Hunt is building the new development, Melrose Modern.  This is a 17 home development with some of the most posh homes that Lower Greenville has seen.  I have the hopes of my lisitng becoming a part of Melrose Modern, but we shall see.  The builders world can be very competetive.  Also, the builders are very strategic about which lots they purchase.  

Currenlty there is another lot for sale, 3 streets down.  For a builder that is very attractive to have two new construction sites on the same street.  So drop me a line and let me know if you are interested or know of anyone.  My lot is zoned single family and can be re-zoned.  Lets do this!

2016 Is The Year For Relocating To Dallas

Rolocating to Dallas is in full swing.  The new year has just started and 2016 is the year to move.  Not just for people who live near Dallas and wanting a bigger home, but it's the year for people to move from states like California to the Lone Star State.  I know this because I have a large online presence and have been flooded with emails from clients wanting to move to Dallas.  I get it because "New Year New You".....right?  But the term should be "New Year New Move".  

I moved here from Mississippi in 2012 and know the feeling.  It's so exciting to finally make the decision to take the plundge.  Up rooting your home and belongings can be hard.  It's my job to make sure that someone who has never been to Dallas feels comfortable and at home.  I am from the hospitality state...I made sure to bring all my charm with me to Dallas.  That is what makes me such a great realtor.  I treat every client as if they are my friend.  The last thing I want is for someone that is transplanting here to have a negative view of Dallas.  I instantly want them to feel comfortable so that there mind can be at ease.  Being the new guy in town is never a fun experience.  Heck, even I feel new sometimes.  Rest assure you are in good hands.  

Dallas has so much to offer.  It grows everyday and the economy is booming.  So lets find the perfect neighborghood to move to.  Perhaps the posh  Highland Park or maybe the trendy West Village area.  Regardless there is going to be something that catches your eye.  Make Alex Prins Real Estate the first part of your steps to your new home.

My Listing At 2021 California Drive, Dallas TX For Sale $240,000

I have a new listing coming up in 75204 on California Drive, Dallas TX.  On the corner of Lafayette Street and California Drive.  It is for a builder or investor.  It is zoned MF2 which means multifamily.  I'm sure someone will put duplexes or condos on it.  Across the street from it are 5 lots.  They were all for sale at the same time and 4 of them sold within 14 days of being on the market.  

There is so much going up around my listing.  I did some driving today and within a half mile distance there are at least 10 new constructions going up.  The area is booming.  Dallas is changing every day.  One thing that I noticed is that almost 80% of the new builds going up have a modern design to them.  I'm excited about the potential for my lot.  Not to mention that the homes owners are super nice.  They are so excited about buying a newer home in East Dallas and putting their daughter through college.  It will be a life changer and I couldn't be happier for them.  I know it will sell soon.  Let's do this Dallas!
