Dallas REALTOR Rentals
By Alex
July 26, 2016

Dallas REALTOR Rentals are a must.  You may not have known that bring a real estate agents means that we can help you with buying or selling a home, but it also means that we can help you find an apartment or list your property for rent.  We can help you rent out an apartment, condo, home, and commercial space.  This is very important for anyone that owns any property in Dallas.

Our city is growing out of control.  New people are moving here everyday.  Dallas Real Estate is one of the fastest growing areas in the Metroplex.  This means that clients are calling on the aid of REALTORS to list properties for them.  It is important to remember that we can rent them out for you too.  Finding a tenant can be a hard task, but that is what I am here for.  It is similar to listing a home on our REALTOR MLS.  We will list your home so other Realtors can search with potential clients.  I personally love searching for leases with my clients.  Also, by doing this you take all the hastle out of the way.  If you do it on your own then you list your home on the internet, put a sign in the window, and post it in the newspaper.  You will get unqualified tenants and lose a lot of sleep over all of this.  Not very fun.

As your Dallas REALTOR I can do so much more than you think.  Searching for leases and listing leases is a very active part of my job.  It will give you the peace of mind by having me on your side to do all the work for you.  Have an apartment of second home you need to lease out for a little extra income?  Call me for all your buying, selling, and renting needs.

Relocating From California To Dallas-The Relocation REALTOR
By Alex
July 20, 2016

Relocation to Dallas is one of the busiest parts of real estate right now.  I don't just work as a Dallas Real Estate Agent, but I also work as a Relocation Realtor to Dallas.  Most of the clients that I deal with are relocating to Dallas.  Coldwell Banker and I have to right tools to relocate anyone anywhere in the world.  Recently I have noticed a lot of relocation from California.  Bring it on!

There are so many jobs in California.  From tech jobs to banking and beyond.  Over the past few years tho there are a lot of Headquarters and businesses moving to Dallas.  Toyota, State Farm, Facebook, and JP Morgan are just a few that are making the move to Dallas.  It is a very exciting time to be a Realtor with all the families deciding to call Texas home.  Whether they like it or not.  LOL.

A lot of relocation clients have been drawn to the Dallas suburbs.  There are plenty of jobs out there and the school districts are really good.  They are safe and most of the homes are only a few years old or even brand new.  It makes it easy to be attracted to a newere home with all the bells and whistles.  One of the only problems is that the inventory is low because the demand is so high.  Builders are working day and night to complete more homes for eager families looking to make the big move.

It is always a little stressfull when someone wants to relocate and doesn't know for sure if they are gonna move.  They normally plan a trip to Dallas to see what the market is like and to get a feel for the area.  I understand that it is scary to move somewhere that you have no knowledge of.  That is what your Realtor is here for.  We take a bug risk in showing you homes even when you may not be 100% sure.  No one wants to get that phone call after showing homes for days at a time only to be told, "we have decided to move to a different state."  It is a little dissapointing, but welcome to real estate.  My best advice is to understand the risk that we are taking and try not to be stressed.  We will show you a few areas and tell you about the city to give you an idea of what the highways and streets are like.  Keeping an open line of communication is key.  Texting, phone calls, emails, etc even when you are still in California or where ever else you may be is good for giving you the best service.  One thing that is great is that Dallas is not too different from any large city in California.  We have large highways and it is pretty easy to navigate once you know your main key areas.

I love getting phone calls from someone in California wanting to relocate here.  They are a little more laid back from what I can tell and they are pretty direct and to the point.  Prices of homes here are comparable.  Its nice to see Cali do Dallas.  We are a large melting pot of people from all over the United States and that is what makes our city so great.  I love being a Dallas Real Estate Agent and I can't wait to move you.  Call me for all your buying and selling neeeds.

Dallas Real Estate Agents-One Day Your In And One Day Your Out
By Alex
July 12, 2016

There are millions of Real Estate Agents all over the U.S.  We range from many different shapes and sizes.  No two are the same.  One thing that stays the same is that Real Estate is a hard job.  There is nothing more exciting in my opinion.  It is not for everyone tho.  The most recent episode of Million Dollar Listing New York showed a very real moment that struck home with me and other Real Estate Agents accross the board.

Luis Ortiz of Million Dollar Listing New York hit a breaking point.  After 7 years of being in Real Estate he called it quits on national television.  Luis was one of my favorite on the hit Bravo tv show.  However, I felt his pain.  I have said plenty of times before that Real Estate is very hard work.  You own your own business.  Your success is based on your own ability to market and advertise.  One day your on top of the world as Luis was and then the next day your quiting and wanting to start a new career in life.  It is never an easy decision.  I gave up everything to get into real estate.  At the same token I have wanted to give up being a Realtor and try something else.  I have to keep telling myself to stick with it.  Dallas is booming right now and each year I get bigger and bigger.  I am no where as big as Luis from the show...I mean he is on a show called Million Dollar Lisitng after all.  I still have yet to get a listing that big, but I am very hopeful.  Given I have only been in a Dallas Real Estate Agent for 2 years.  Luis had many years as a Realtor and Broker.  He built relationships, worked with developers, traveled out of state for clients, and put his neck on the line everyday to stay relevant.  This is a cut throat industry and he managed to keep his head above water.  I admire him.

It was very real and raw to see someone say goodbye to any career.  I was literally in tears.  I felt his pain.  Dallas Real Estate is not as cut throat as New York, but it is still very competetive.  Statistics say that 80% of Realtors quit within their first year.  One day your in and the next day your out.  My advice is to stick with it.  Being a Real Estate Agent is one of the best things I have ever done.  I plan on sticking with it for a long time.  It will being exciting to see what the future holds for me.  Call me for all your buying and selling needs.

The Ups and Downs In Real Estate As A Dallas Realtor
By Alex
July 5, 2016

Real Estate Agents in Dallas deal with a lot of curve balls.  It is the nature of the beast.  We are one of the fastest growing cities in America and people are pouring into the city everyday.  Real Estate is super busy right now and one day to the other is never the same.

There are 3 words that you never want to hear when you are in the middle of working with a contract.  Those three words are "cancel the contract"...  Talk about a bummer.  There is nothing worse.  You work so hard on getting a deal done and the client ends up cancelling it.  It sucks really bad, but it is a part of life.  Sometimes a client has things come up with financing, personal life, inspections, and the list goes on.  However, as a Realtor that is what I am here for.  I have to support my client and walk them through every step of the way.  Even tho I may be pulling my hair out at night, I can't show them that.  I have to be strong for them because buying and selling a home is a huge decision.  Real Estate is not an easy thing.  So I have to support their decision.  In the long run it may not work at the time, but down the road we will work on another deal.  It will be a match made in heaven and they will love having a realtor that didn't give up on them.

There are so many ups and downs of real estate.  I'm up for the challenge.  If it was easy then there might be something wrong.  So roll with the punches and move forward.  I look forward to something different every day.  Call me for all your buying and selling needs.

Buying A Second Home In Dallas As Income Property
By Alex
July 10, 2016

Real Estate in Dallas is out of control.  We have one of the best markets right now for real estate.  It is a very exciting time to be a Dallas Real Estate Agent.  One thing that I have noticed is that home buyers and home owners are very savy and following the market.  A lot of traditionl home owners are looking at the market and seeing the demand for homes.  They are cashing in on this opportunity by purchasing a second home for a second income.

I have been a Realtor for over 2 years now.  I have seen it all and things never phase me anymore.  One thing that I am noticing tho is that 50% of all my clients are coming to me to buy another home.  Exciting, lets list your home and look for a new one....well not quite.  They are wanting to keep their current home and look for a second one to make rental income off of and eventually sell as prices keep soaring.  Which is a smart decision.  Homes in Dallas are selling for around $214.00 per square foot in areas like Eastt Dallas and renting out from around $1.25 - $1.50 per square foot.  Most clients of mine say that they can make on average $20,000 a year after overhead in income.  Wow!  I would be happy with that.  Its steady income.  Also, having the second property is great for when it comes to resell.  Of course a big part of this is finding a home that is priced well and getting it for a good deal to make the most income off it.

Hiring a savy Realtor like me will help guide you through the process.  Buying and income property is a numbers game.  You have to go into this situation with someone who knows the market and that can help you figure out if a home is going to be a flip or a flop.  Call me for all your buying and sellilng needs.
