Buying A Home In Dallas,TX vs. Frisco,TX

        Being a Top Real Estate Agent in Dallas means that I have to sell homes in Dallas and the surrounding cities.  I love Dallas, but the suburbs is so much fun to go house hunting in.  I love the convienence of driving 10 minutes to show  a home right down the street from me.  Driving to Frisco is a quick 30 minute drive.  Which for most realotrs will seems like a chore.  Thats fine, because that means that I am that more valuable to my clients.  I bend over backwards for my clients.  Wouldn't have it any other way.  

        Home values in Dallas are almost double price per square foot in Frisco.  Thats Dallas for you.  That doesnt mean that Frisco has small or homes that are lacking.  The homes in Frisco are newer as Frisco is a newer city.  Most home were built in the 90's and up.  Dallas does have a lot of character.  Homes were built in the 60's and beyond.  A lot of homes in Dallas are maintained well the keep the character of the home, but the new trend is to either demolish the home and built new or gut the home and renovate it.  There are a lot or jobs in Dallas.  So living in Frisco may be cheaper for a newer home, but you have an hour and a half comute both ways.  Dallas is a quick 20 minute drive to almost anywhere in the city.  So it's all about what you and your family are looking for.  I have been working with a lot of clients in Frisco and I love the large "builder homes", but nothing compares to Dallas.  I love the older homes that have been renovated.  I also like the neighborhoods.  There are plenty of shops near by and there is a different neighborhood for all types of families.  You have your urban areas in Dallas, you have your laid back Lakewood area, your ritzy Highland Park, there is the trendy West Village and Uptown, and the list goes on.  Frisco tend to be a little cut and dry with your typical chain stores and strip malls sprinkled throughout.  

        Both Dallas and Frisco are two amazing, but very different cities in the DFW Metroplex.  It is my job as a Dallas Real Estate Agent to give my clients all the options they want.  I drive all over the city finding the right home for you.  I plan of being in real estate for many years to come.  I am a top real estate agent in Dallas and maybe I will be in Frisco as well.  Only time will tell.  Call me for all your buying and selling needs.

        After house hunting for a week my client has found the home of his dreams!  We went on 3 seperate trips to look at multiple homes and third time really is the charm.  My client called me after searching for Top Real Estate Agents in Dallas.  I feel that after a week of house hunting I have lived up to his standards.  Hopefully...

        6213 Oxford Place is a picture perfect home.  It is a 3 bedroom/ 2 baths with all the bells and whistles.  It has dark wood floors, new granite counters, soft closing garage, new paint, updated appliances in the kitchen, and the list goes on.  This home was truly made to sell.  As soon as my client and I walked in we were greeted with a beautiful home that was made ready to sell.  The selling agent had the home owner label almost everything in the home with a note of when it was updated.  It left all the guess work out of the way for us.  This is a great tactic for someone who is ready to sell fast.  The home was on the market for 11 days before pulling the trigger, but we knew right away it was a right fit.  

        I love being a Realtor.  It makes me happy everyday.  I know we still have aways before my client closes and the home is his, but I know everything will work out.  Before we know it my client will be able to make the house a home.  I couldn't be happier for him.  Call me for all your buying and selling needs.

House Hunting In Dallas Suburbs

        Happy Fathers Day!  I had a wonderful weekend looking at homes with my new client.  He relocated here from North Carolina and found me on line.  I specialize in all areas of real estate, but relocation is one of my favorites.  I get so many people relocating to Dallas.  They just love it here so much and I don't blame them.  

        My client ventured here on a whim after doing a little research on the city.  He wanted a fast and growing place.  So moving to Dallas was a good fit.  He has decided to look for homes in the suburbs of Dallas.  This is always exciting to me because I love the suburbian lifestyle.  The homes are always bigger and have more of that "cookie cutter" type of look to them.  They are always beautifully done.  Builders like David Weekly and D.R.Horton are 2 of the biggest builders in Dallas and in the suburbs.  I can always tell when I am in a David Weekly or D.R.Horton custom built home.  They tend to have unique materials and designs that they use throughout the homes.  They are all different, but after seeing hundreds of homes you can start to pick up on small things.  My client loves this.  Homes in Dallas are beautiful, but in the suburbs they like to be geared more towards families.  Each subdivision seems to have its own school for the neighborhood and water parks.  Which in this hot "Texas Heat" it is always important to have a way to cool down.  My client doesnt have small children, but the water definetly wont go to waste.  

        One thing about the suburbs of Dallas is that a lot of the developments are new.  They are pumping out homes like crazy.  This means that the homes are well made, but you need to look at the builders reputation and make sure they arent known for using cheap materials.  Also, some builders only make 10 different styles of homes to choose from and this means your neighbor down the road may have the same home as you.  If you want to have a home that stands out then maybe look at a different neighorhood.  Lastly, newer developments can mean that everything is new including the trees.  Some trees are not mature enough to add shade, and the curb appeal of a mature oak tree in comparison to a year old tree is so much more appealing.  These are some things to remember, but all and all there is a home waiting for you to build your life in.  Call me for all your buying and selling needs.

The Real Housewives Of Dallas Finale Features Dallas Real Estate In Lower Greenville Ave.

        The Real Housewives Of Dallas has been the hit show on Bravo lately.  It has been labeled as the new break out show in the series.  I have to admit that it is great to see the cast on the show in some of the Dallas hot spots.  What I like to see is that Dallas real estate has been featured on it.  Most recently Robert Hunts new development, Melrose Modern, on Lower Greenville was seen on the show.  

        I do a lot of real estate on Lower Greenville.  That part of town is booming right now.  Builders and investors have been snatching up houses left and right.  I have had most of my listings down in that part of town.  1907 McMillan Avenue was a block away from the Melrose Modern Development.  Robert Hunt has taken a bold move and started to build ultra modern duplexes on Melrose Ave. and Madera Ave. to form Melrose Modern.  

        The Real Housewives Of Dallas star, Tiffany Bolton and her LA husband have noticed how amazing and rare this development is.  There are only 4 completed duplexes in the 18 home development.  On the finale they found one of the modern duplexes that fit the bill for them.  They had been out before looking for some real estate in Dallas to lay down roots.  The previous home was in the millions.  The recent one they found is around $750,000.  Which is not too shabby.  The modern home has an open concept with lots of window and a kitchen to die over.  The master bath has a spa like shower and bath fit for a queen.  Not that Tiffany Bolton wouldn't mind being called a queen.  The home boasts tall ceilings with a graveled courtyard leading to a detatched garage.
