Dallas real estate agents always have a huge task in front of them when selling a home.  The market is super hot.  Homes sell within hours of being listed.  On the other hand some homes sit a little longer on the market.  These homes tend to be investment properties.  This is a completely different monster on its own when taking it on as a listing, but I am always up for the challenge.  

1907 McMillan Avenue has been on the market for 4 months now.  It has been one of my most challenging listings.  It is an investment property that will need to be sraped and completley built out as new.  Which is not a very uncommon thing, but this home did have its challenges.  The lot was an odd shape.  There also was an apartment complex next to it.  These were the two biggest obstacles.  After getting multiple offers, negotiating back and forth, lowering the price, marketing, and lots of praying, we finally got an offer that worked.  Now this was no easy step task.  We negotiated for 2 weeks.  I think I have gray hairs from it, but it will be worth it in the end.  I love my clients and want to find them a new place to start the next chapter in their life.  It makes me happy to be a Dallas realtor.  Next week I am going to start with searching for a new home to buy for my clients.  This is what I love the most.  One home sells and time to find another one to buy.  

The buyers for McMillan seem to be excited about buying the new lot.  They have already sent out a builder to look at the property.  The have an exciting time coming up for them.  Being next to a brick apartment complex, I am invisioning some kind of 2 story brick home to add continuity.  Perhaps they can start a trend on that part of McMillan Avenue and get a little New York Brownstone going on.  Regardless, I am happy for both parties and am ready to see the next chapter for both of them.  Where on story ends another begins.  Call me for all your buying and selling needs.

Real estate in Dallas has been super crazy lately.  I have been trying to balance multiple clients, wait countless hours at title companies for earnest money checks, and drive all over Dallas like a race car driver.  Nascar would be proud....  This has been fast paced, but I couldn't be happier.  Everyday has been like a fast moving train and no walk in the park.  Kind of like the day that I executed 2 contracts, listed a new home, and then had my iphone screen cracked to hell and back so I couldn't talk the the million and one clients trying to call me that day.  My head is spinning.  I digress.  Television and even the many delusional realtors in Dallas have painted real estate to be this glamorus career.  It is far from it.  I want to dispell some of those myths for ya...So have a glass of wine and get ready to find our what it's really like from one of "The Real Real Estate Agents Of Dallas". 

I would love to star in a reality show called "The Real Real Estate Agents Of Dallas".  It would be a play on The Real Housewives Of Dallas and Million Dollar Listing.  However, it would expose what it is really like to be a Realtor in Dallas.  I have many frineds in the industry and we are constantly sharing stories.  We talk about how crazy our clients are, how much credit card debt we are in, we cry over losing a listing to another agent, get cursed out, and sometimes have to work a crappy part time job to help during the slower times.  These are just a few things that would be featured on my show.  

Realtors in Dallas are notorious for being flashy.  Some of them are the best in the business.  Others are flashy, but have zero to little listings or credentials.  They don't have clients whenever you chat with them at a mixer or so.  It's like crickets when you talk with them about business.  Daddy or Bank Of America is bank rolling their elegant lifestyle until they snag a listing.  I don't understand this mentality.  Being pretentious is one of the biggest themes in Dallas.  Most call it "Dallastude".  When you talk to me or one of my friends we are always talking about the trials and tribulations of being a realtor.  It is kind of comical at times.  I have no shame in saying that my closing fell through or that my crappy car is acting up and I dont have the money right now to pay for it.  My friends and I like to have a glass of wine and trade stories about our crazy week.  If I had a reality show they would see my tiny 600 square foot apartment, my dinosaur of a car, me pulling my hair out from stressing, me cryin over losing my listing, and the drama between my previous broker and myself.  There is so much crap that goes on.  I would show them my little $100,000 investment properties that I list.  Not everyone has all million dollar listing or an expensive life style.  I do very well for myself, but what you see is what you get.  Most Realtors in Dallas share the same average life as me.  There is nothing wrong with it, but the depiction of Realtors is so backwards.  

There needs to be a stop to what people percieve as reality.  Most of what we see on television is so far from the truth.  I love being a real esttate agent in Dallas, but I would love to expose what it is really like with "The Real Real Estate Agents Of Dallas".  Call me for all your buying and selling needs.

Real Estate Schools Dallas and How To Become A REALTOR

        Becoming a Real Estate Agent is a fun experience.  The process doens't take that long and it is so rewarding when you start your own real estate business.  Now this doesn't mean that it is a "get rich quick" career path.  It is very hard, but if you have drive then real estate is the career for you.  

        Going to a great real estate school is the first step in becoming a real estate agent.  There are many out there that promise you the moon and back.  2 years ago I started real estate school at Kaplan College.  It took me about 5 weeks to get all my schooling done and to pass my state boards.  It was a pretty intense process, but being that I have been to college before it wasn't anything too crazy.  Kaplan College Of Real Estate helped me become a Top Real Estate Agent in Dallas.  It laid down the ground work so I could start my career.  It was fast paced.  I liked not knowing what to expect.  It was condensed into 2 long weeks.  Some schools like Chamions drags it out over 7 weeks.  I needed something a little more flexible.  I was ready to get started.  70% of the stuff you learn in real estate school is not used in the real world.  You honestly get a lot of training after by doing things hands on and by find a great broker to work for.  When I was fresh out of school I went to work at Keller Williams as my broker.  I did their Ignite Training which was a load of crap, but I was smart enough to find a mentor to work with while I was still in school at Kaplan.  He showed me the ropes and I learned a lot from him.  He was a Top Real Estate Agent in Dallas.  I like to learn from the best.  He took me on listing appointment, home tours, MLS meetings, happy hours, open houses, and I showed homes for him.  It was great.  I owe him a lot.

        All in all real estate school isnt going to make you the mogul that we all want to be.  It takes a lot of hard work.  I was willing to put in the work and not give up.  I enlisted in Kaplan College to get my real estate schooling, got a realtor that I could job shadow, trained at my brokerage, and did countless hours of watching training videos on Youtube.  I loved the process and after 2 years I am still learning new things.  Call me for all your buying and selling needs.

Luxury Real Estate in Dallas is on the rise.  Alex Prins Real Estate has some of the top luxury real estate listings in Dallas, TX.  People are relocating to Dallas in mass quantities.  Our beautiful city is known for some of the best jobs in the United States.  CEO's, corperations, Fortune 500 companies, and many a like call Dallas home.  This means that millionaires and billionaires..and yes I said billion with a "b'....live right down the street from my brokerage.  I''m the real estate agent near them.

Highland Park, Preston Hollow, University Park, Lakewood, White Rock Lake, and the surrounding suberbs are the best places to live in the DFW Metroplex.  The school districts are good, the neighborhoods are safe, and the homes are even bigger.  Dallas is no stranger to luxury homes.  Alex Prins Real Estate and Coldwell Banker Realtors has over $80,000,000.00 in luxury listings...wow, thats a lot of zeros.  As top realtor in Dallas it means that I have to bring you luxury homes.  It takes a lot of work to get listings like these and to find the right buyer for them, but with all the huge clientelle moving to Dallas it makes being a real estate agent fun.  I love servicing the local neighborhoods in Dallas.  There are so many great little pockets and "real estate bubbles" to call home.  Sprinkled throughout are some of the most expensive homes in the city.  You would never know if you dont take the time to look as you drive by.  Upon further inspection you can see some of the largest and most expensive homes in Texas.  I know this because we have some of them listed.

Happy Mothers Day from Alex Prins Real Estate Dallas, TX!  I want to give a huge shout out to my mother and to all the other awesome mothers out there.  We all know woman are capable of doing amazing things.  Each of us owe them so much.  As a Dallas Real Estate Agent one thing that I think is so interesting is to see how in control woman are when it comes to house hunting.  We might think that the husband makes the decision on which home to buy, but its the wife who makes the final decision.  

3622 Ruby Drive is an amazing home in Mesquite, TX.  Mesquite is in Dallas county.  It is a 4 bedroom 3 bathroom home with over 3,200 square feet of living space!...holy smokes thats a big one.  My clients couldn't be more excited to close on this home in a few weeks.  My clients, but maily the wife is getting a dream home.  As soon as she walked in the home it was written all over her face.  Her current home is much smaller, but this one literally is a mini mansion from the outside to the inside.  There is an open kitchen, granite counters, marble floors, vaulted ceilings, tons of windows, sky lights, huge soaker tubs, walk in closets, a patio, and so much more.  Im almost a little jealous that it isn't my home.  The home was listed at a reasonable price for the size of it, but I managed to get them even more savings on the home.  I put my negotiation skills into play.  I don't mind that I worked on Mother Day.  As a realtor I want to make sure that eveyone get the chance to live out their wildest dreams of owning a picture perfect home.  I know my mom would be happy that I helped another fellow mom out.  It is the perfect Mothers Day present.  

As a Dallas real estate agent in Dallas I love what I do.   There is something about finding a home on Mothers Day that just makes it that much sweeter.  Moms do so much for all of us.  They truly are the keeper of the home and deserve one that makes them smile when they wake up in the morning.  One that they can grow old with.  The one I just sold fits the bill.  I cant wait to see them make that house a home.  Call me for all your buying and selling needs.
