Dallas Is Booming With New Luxury Construction! Prices Are Surging To Record Highs!

        Real Estate in Dallas TX is chugging along full steam ahead.  It is almost the end of 2017 and prices are still rising.  Not only are prices, but new construction is rising as well.  Builders are constructing luxury homes left and right.  You can drive down any given street and see new homes being erected non-stop.  It is explosive.  One day an old run down home.  The next day is a luxury home waiting to be plucked up by the perfect home buyer.  Anyone in the real estate game fully understands the signifigance of all these new homes.  It means that values will continue to sky rocket as long as new construction is being built.  That means more money for the builder, the realtor, and the homeowner.  Buyers benefit as well when building equity in their home.  So it's a win win for everyone. 

        I have been in Dallas for 5 years now.  3 of those I have a Dallas Real Estate Agent.  There is nothing new about seeing a home being built...well other then the fact that it's new...  I mean any builder can choose to build a home, but over the last few years everyone is building luxury homes in what seems like your average neighborhood.  We like to call them "mini mansions or mcmansions".  For a while people would laugh, myself included, at these large homes squeezed into these normal sized residential lots.  We assumed it was someone wanting to feel like a "high roller".  Then after learning about the housing market I realized almost all the new homes being built are leaning towards that direction.  The average price per square foot for a luxury home is over $301.00.  The only way for a builder to maxamize his investment is to finish out the home with luxury finishes and to take advantage of how much home they can biuld.  Not to mention that the Dallas economy is still doing great.  So asking somone to pay almost a million dollars for a home is now the new normal. 

        The landscape of Dallas is changing.  I couldn't be happier to be closing more deals and getting new and exciting listings.  Dallas will be on the rise for many years to come.  What was once old is now new...or should we say new construction?  As long as builders keep pushing the limits then values will continue to rise.  Hopefully I can help sell some of those.  Call me for all your buying and selling needs.

How To Be The Best Dallas TX Real Estate Agent And How To Sell Every Home!

        There should be Greek Novels written about the relationship between real estate agents and homeowners.  It is a love story since that has been around since the beginning of time...well sort of.  None the less, every homeowner selling a home with a real estate agent has a unique relationship.  It doesn't matter if you are selling a home in Dallas or anywhere in the world.  No two stories are exaclty the same.  Yet, each one with the same objective.  To be the best real estate agent and to sell the home. 

        In Dallas every real estate agent is clawing their way to the top to be the best one.  It is not an easy job.  We hit the streets everyday trying to aquire new listings to put in our portfolio.  Some of us want the newest condo for sale.  Others want to get that new million dollar listing.  Regardless, behind every home is a homeowner.  They all just want their home sold for the most money possible and in the fastest time possible.  It isn't a very complex task, but there are a lot of ticking parts to get to the finish line.  Both the real estate agent and the homeowner have to be interviewed for the job.  Yes, the homeowner has to be interviewed for selection as well.  Both parties have to be on the same page.  We have to gradually court eachother before we agree to get involved in a "Real Estate Marriage".  The good, the bad, and the ugly. 

        I have been in real estate for over 3 years now.  I work with both buyers and sellers.  One thing that I am learning along the way is that sellers are very different from buyers.  Some are very firm while other are just ready to get rid of the home as fast as they can.  For the most part sellers have gotten a lot smarter about how they list their home.  The Dallas market is at record highs.  So sellers want to take full advantage of that.  Hiring the right realtor is vital to this.  Not all realtors are created equal. 

        If you want to sell your home then you need to hire the right Dallas Realtor for the job.  As a Realtor you also need to hire the right homeowner.  It is a two way street.  Both parties have to "date" eachother in a sense.  There are a lot of different types of people out there.  Everyone has different ways of doing things.  No one ever wants to get stuck in a situation where everyone is unhappy.  It makes the home selling experience miserable.  I take pride in trying to take care of all my clients.  Sometimes I have to turn down a listing.  I am getting better at it.  Call me for all your buying and selling needs.

        Happy Thanksgiving everyone!  Fall weather and the holiday season is officially upon us.  This is the time of the year when real estate home sales tend to slow down.  If you are a smart Realtor that has been planning all year then this can be one of the busiest times for you.  It takes a lot of ground work, but holidays are when people are thinking about family and are gathering in their home.  So naturally people are thinking about buying a vacation home, lake home, or urgrading to a bigger home.  Not to mention that investors like to buy homes right now so they can have them renovated by summer.  Home is where the heart is so real estate is subliminally on everyones mind right now.  

        I am about to celebrate my 4th year in Real Estate.  2017 has by far been the best year and it keeps getting better.  I am truly thankful for all my wonderful clients.  Lately, I have been listing more luxury homes, multifamily homes, and million dollar listings.  A lot of it has been doable because I am driven.  I work every holiday and always answer my phone.  There is a shocking amount of home buyers and sellers that are actively looking for a Realtor during the Holidays.  So one real estate agents loss is my gain.  Families are already gathering with their loved ones.  Lots of them are thinking that they wish they had a larger home to entertain in.  Everyone wants to be that relative with the biggest home that everyone talks about.  I mean...we all like to show off a little.  More importantly the New Year is right around the corner and planning to buy a new home is a part of a lot of peoples resolution.  We all have that friend that is like, "next year is the year when I buy that new home".  With 2018 right around then you can bet to see a steady stream of "For Sale" signs in the front yard.  So any Top Dallas Realtor is going to make the most of it.  Real Estate isn't just a Spring and Summer thing.  It is all year around.

        Real Estate slows down this time of year.  It doesn't mean that there is no activity tho.  A lot of Realtor like to take this time off, kick back, and relax.  That is the most unwise thing you can do tho.  You are literally watching money disappear into thin air.  This time of the year is an opportunity to get more listings and sell more homes.  The Dallas housing market and economy is still going strong.  So finish this year out with a strong and close more deals!  Call me for all your buying and selling needs.
