How Will Hurricane Harvey Affect The Real Estate Market And Home Values In Texas?

        Hurricane Harvey has devistated over 100,000 homes around Houston and other parts of Texas.  FEMA made this report this morning and said the number is climbing.  It is going to take months to recover from all the flooding and destruction that has taken place.  Homes are under water right now.  Many families are evacuated.  It will be days before they can return to see what is left of their home.  A lot of people will be okay, but many are going to have to make some serious decisions on what to do with their home.  Insurance companies are going to be working like crazy to assess the damage.  Some people will want to start new.  Others will be ready to "hightail" it out of there and move some place that is safe from hurricanes and flooding.  

        This truly is a tragedy.  My heart and many other hearts are with the people of Houston.  I have already heard of friends with family in Houston that are ready to move to Dallas.  They can relocate here and tranfer for work.  Not everyone can do so, but there are many companies and positions that Houston shares with Dallas.  The housing market down there is going to decline some.  The actual amount is unknown, but a majority of the neighborhoods look like disaster zones.  Homes will be damaged beyond repair.   It will takes years to get the city looking beautiful and vibrant like it once was.  The home values are going to go down.  This could be good for other areas like Dallas, Austin, and even San Antonio.  Many people are going to want to stay, but many will want to move.  That means that supply and demand is going to raise in cities like Dallas.  This will make values go up.  

        No one ever wants to hear about anything like the events of Hurricane Harvey happening to people that we love.  Everyone is trying to play their part to help as much as they can.  Real Estate Agents in Dallas are trying to get ready to find homes for those in need.  Some like myself are willing to give up part of our comissions and donating them to The American Red Cross.  I even heard one Real Estate Agents at my office say that he would contribute some of his comissions back to the home buyers so they can use that money as a down payment or for closing costs.  This is truly amazing.  Every little bit helps.  The Real Estate Agents of Dallas and I are here to help in anyway we can.  Call me for all your buying and selling needs.

Dallas Relocation Could Boom With Possible New Amazon Headquarters Moving To The DFW Metroplex!

        Jobs are moving to Dallas at lightning speed!  Not just your every day relocation, but huge companies are ready to make the Lone Star State home to thousands of families.  Toyota just built its headquarters in Plano, The Dallas Cowboys have completed their training stadium, Pei Wei announced it will be moving its headquarters to Irving, and now Amazon is keeping an eye on the DFW Metroplex for a second headquarters!

         Everyone knows Amazon is a beast of a company.  It is based out of Seattle and is worth over $475 billion.  Yes, that is billion with a "B".  It employs over 341 thousand workers.  Wow!  That's a lot of jobs and we all love jobs, because jobs equal money.  Who doesn't like money?!  The new headquarters which will be dubbed HQ2 will house over 50,000 new employees!  That would be amazing for any city welcoming Amazon.  They do have their sights set on a few different cities.  Of course Dallas would be at the top of my list.  Dallas has been a huge attraction to national headquarters lately.  The weather is good, we are a quick flight to sandy beaches in Mexico, we don't have state taxes, the housing market is booming, we are home to the beloved Dallas Cowboys, and the list goes on.  It makes me proud to live in the city.

        Home values in Dallas have gone up 9.3% this year and are projected another 4.3% by the end of the year.  Building a huge headquarters like Amazon would make the values go up even higher.  It's all about supply and demand.  The main reason people don't mind relocating to Dallas is becasue the home values are still moderate compared to states like California.  They are always rising, but with a thriving economy come higher pay.  Families will be able to afford the rising values.  So bring it on!  Myself and many other Dallas Realtors would love to see yet again another influx of home buyers.  

        Amazon would make Dallas an instant "Silicon Valley".  We would be the "Silicon Of The South" and we welcome that!  I love being a Dallas Real Estate Agent and I love relocating people here.  I get to be their personal tour guide.  My fingers are crossed that we get HQ2 from Amazon to move here.  I will keep my ear to the ground and be ready for all those new families wanting to move here.  Call me for all your buying and selling needs.

Are Zillow.com and Realtor.com Helping Or Hurting The Dallas Real Estate Industry?

        Zillow.com and Realtor.com are two of the biggest names in real estate for home buyers looking for a home to call their own.  However, they are not actual Real Estate Agents or Real Estate Brokerages.  Instead they feed into the local MLS and provide listings to consumers.  About 90% of all home searches begin online.  So is this helping or hurting Dallas Realtors?

        This month I officially celebrate being a Dallas TX Real Estate Agent for 3 years.  I have seen a lot and have learned so much about the real estate industry.  Everyday I am trying to grow my business.  Helping buyers and sellers find a home is my top priority.  It is a never ending story.  It is my job to help advise and guide consumers to the best home for them.  New clients don't just fall in my lap.  It takes a lot of hard work.  No day is ever the same.  So you would think that it would be nice to have companies like Zillow.com and Realtor.com to help comsumers...well you thought wrong.  These are two of the largest real estate websites on the internet right now and are also two of the most frustrating things about my daily job as a real estate agent.  Other Dallas Realtors agree with me.  It is like a non-stop struggle trying to compete with them.  They sell leads to other Dallas Realtors.  Allowing them the "shark" your listings.  This is very annoying.  Also, they do not always pull correct information or photos from my MLS.  So our  listings on their websites do not always show up accurately.  Recently, I added an open hosue to my MLS in hopes that it would show up on Zillow and Realtor.com.  I even posted it a full week in advance.  The day of the open house I went to double check and see if it was on Zillow...well it wasn't there.  So only a few people showed up to my open house.  Needless to say I was very upset.  What is the point in being one of the largest real estate websites designed for consumers if you don't operate correctly?  Not to mention that Zillow offers Zestimates...which is not accurate.  It pulls from tax records.  It is one of the worse things that was ever created.  Only a Realtor can accurately price a home.  

        Trying to promote a listing is the most important thing to me when a homeowner hires me to list their home.  I have to make sure all cyliders are firing properly to do the best job possibly.  I can't afford to let anything fall through the cracks.  The smallest thing can make the difference between an executed contract and having one of my listings sit on the market unsold.  So in my opinion Zillow.com and Realtor.com are too much of a risk for real estate agents.  Yes, they do help promote my listing.  I am thankful for that, but they try to help too much.  They give out too much information that skews the minds of potential home buyers.  It does more harm than good.  What happend to the good ole days where a home buyers calls their local real estate agent and local real estate brokerage to find a home?  Or what happened to looking in the newspaper for a home for sale?!  Given we are in the 21st century so the internet is ever growing...I would die without my iphone.  These sites just need to start helping the realtor more instead of only the consumer.  They should stream line their services.  Allowing the buyer to see limited information.  Forcing them to call the realtor for more information.  This would lead to accurate information and potential clients.  Sure these sites allow the real estate agent to create an account and edit certain things about your listing, but why should we have to do extra work when it is suppose to be right the first time?  It boggles my mind.  Currently there is a lawsuit against Zillow for their Zestimates.  So will we see the day when they start to change how they do business?  Your guess is as good as mine.  We shall see.  Call me for all your buying and selling needs.

How To Be The Best Real Estate Agent In Dallas? Solo Agent vs. Real Estate Team? What Is Trending?

        Everyone wants to be the Best Real Estate Agent in Dallas.  It takes a lot of hard work and is a constant battle.  There are great real estate companies all over Dallas.  They are employing Realtors to help them get home sales, new buyer clients, and to relocate families to our city.  Not all Realtors are successful fresh out the gate.  There are a lot of different ways to be a success.  You have to build your brand.  Some agents decide to work solo.  While others want to be a part of a real estate team.  They are both very different entities that work under their real estate brokerage company like Coldwell Banker or Allie Beth Allman. 

        No one knows the secret formula for being a Top Dallas Realtor.  If they did then they would be one lucky fellow.  There has been a lot of buzz from Top Realtors and Mentors stating that joining a real estate team is the new trend.  Solo agents have a harder struggle trying to secure new clients on their own.  Supposedly, a team is a way to put top producing agents together and employ newer agents under them to work leads and take on their overflow of clients.  There is a formula that most real estate teams will follow.  You take an established agent that is the face of the team.  They spend a mojority of the time marketing and securing listings...since all Dallas Real Estate Agents have been taught that "listings are king".  Then they have buyers agents that work under them, help secure leads, and work with buyers only.  Normally, the team leader will work out a 50/50 split with their teammates.  This has proven very successful.  There are other ways of doing a team set up.  Some of them will put together seasoned agents, have them work side by side, and work the clients together.  A very symbiotic relationship.  Regardless, either method is about working together to bring in more business.  It is suppose to bring in more volume this way. 

        Being a solo agent can be very hard.  You have to formulate a business plan and stick to it.  The only way to produce high volume is to market non stop.  You are doing everything on your own.  So everything you do is going to require a lot more effort.  You can still be very successful on your own, but you have to know how to manage your personal business as a Real Estate Agent.  A lot of agents quit in the first  year of business.  You can work in a team setting or solo.  Both of them are different.  None of them are wrong tho.  it is all about what works better for you.  The only way to know is to try.  I personally like working on my own.  I have to constantly be competitive to secure more new clients.  Maybe one day I will build my own team.  Call me for all your buying and selling needs.
