The Dallas Real Estate Market is changing. Summer offers relief to any worrisome home sellers that need to get their home sold fast after the slump that winter offers. Tho the market has taken a cool off, this tends to be the hottest time of the year for Real Estate Agents. Currently, more homes are entering the market and closings are staying steady.
In the past week DFW has seen some strong numbers on the MLS. There are 3,600 new listings, 2,672 homes pending, and 3,228 homes closed as of 7 days ago. Those are high numbers for the Dallas Metroplex. It shows that the housing make in the Lone Star State is hot. On average this time of year does see slightly higher numbers, but this is still nothing to be unhappy about. However, there have been 3,142 price decreases in the past week and average days on market is over 90 days. Some areas are seeing close to 4 months on market.
Recenlty, stats came out for Dallas showing that home values are only up 1.4% in home values from a year ago. Still we are above national average for homes sales, but this is not what we expected after an 8 year all time high. June and July will be a tell all of the state of the housing marketing in Dallas. We will see if this is our new normal for 2019.
