How To Get Your Home Ready To Sell Fast For Open House Season In Dallas TX?!

        Open House Season is officially about to begin!  We all love looking at homes.  Whether we are clicking around on Realtor.com, watchings HGTV, or driving around town.  Some of us have every intent of buying or selling a home, but some of us want to see what others are doing with their home.  Regardless, it is fun to look at homes and people are about to kick it in to high gear when looking at a place to call their new home.  Going to Open Houses is honestly one of the reasons I became a Dallas Real Estate Agent.  I love looking at homes.  It makes me feel a little less excited about how my own home looks, but I digress.

        Spring is fastly approaching!  April is the official "Open House" season.  So right now is the time to get your home ready!  You are about to have perfect Dallas weather.  If you want to sell your home fast then you have to make sure your home looks good.  Values in Dallas are still at record highs.  They are going to be even higher for 2018.  Getting top dollar for your home means that you have to put in a little time and effort.  This doesn't mean you have to go out and spend thousands of dollars, but you have to spend money to make money.  In the real estate market that we are in, people are walking away with some serioius cash after closing.  Some home sellers are walking away from the closing table with tens and even hundreds of thousands of dollars in profit!  Yes, I said hundreds of thousands of dollars!  So making a small investment of a couple hundred of dollars to get your home ready to sell should be a no brainer.  At most a small investment of $1,000 will go a long way.  People that are viewing your home will notice the small changes.

        There are so many ways to make a home look enhanced.  Sure ripping up carpet and putting down hardwoods would be ideal.  Also, updating all the countertops in your home would be amazing.  This would really get the buyers excited!  For those of us that have to be more financially reasonable there are other options as well that will have your home ready for "Open House" season.  Some small things that go a long way are: painting or replacing your front door, adding a fresh Welcome mat, planting flowers and potted flowers around the home, replace the mailbox, painting walls a neutral color, getting rid of all the cluter, pressure washing the concrete, having carpets shampood, and updating hardware on cabinets.  Theses are all cheap to do and take very little time.  At most you could spend 2 weekends getting all of these items done.  That is reasonable considering someone is about to make the biggest investment decision when buying your home. 

        Lets get ready to sell our homes this Spring!  Take pride in your home this year and do these small things that I have mentioned to get your home loooking fresh.  I have been a real estate agent for 4 years now and you would be amazed how some fresh flowers and a new front door, among a few other things, will sell your home faster.  TLC goes a long way in this industry.  You only have one chance to make a first impression.  It needs to be a good one.  A Realtor can only do so much when selling your home.  So put in a little elbow grease on your end too.  It will be well worth it!  Call me for all your buying and selling needs.
