Everyone should know by now that I am slowly, but surely becoming the new construction king of Dallas...not really, but it sounded catchy. LOL. Seriously tho I have be working with more and more developers. It really just takes listing an amazing new build and marketing the hell out of it to get noticed. Builders have a lot riding on getting their new product sold. So all eyes and ears are on your to see what happens. They have their equity tied up. Also, your sale could set new comps for the area. So hiring the right REALTOR to do the job is important.
I was hired for the task of selling 5 beautiful luxury townhomes over looking Downtown Dallas. They are one of a kind Smart Homes with "million dollar views" of Dallas. The have 4 levels of stairs, one car garages, a dumbwaiter, are completely powered from your phone, share use of The Belmont Hotel pool, and a very modern design. No matter how amazing they are, the buyer pool is going to be very specific. Not to mention that they are $624,000 a piece. Don't get me wrong. Everything about them is right, but marketing them non stop is important to find those very unique buyers for a very unique product. There is a simple formula. Build traditional and find traditional buyers. Build unique and find unique buyers. I personally like the later of the 2...unique is what sets trends in Dallas. Who wants to same ole house down every street?
I am happy to announce that 2 of the 5 units have been sold already! We have 3 left and one of them may be going under contract very soon. So things are moving along. Having these listings has been challenging, but I was up for the task of selling them. They are so awesome. Not to mention that they are in a very upcoming area. Homeowners and other builders have taken notice of my hard work. My business has tripled in the past year. Part of that has to do with having these listings They alway say that having a For Sale sign in the yard is the best form of promoting yourself...well I have 5 yard signs out...God bless it.
I won't stop until all of these units are sold. I thank God everyday for them. They have been both a blessing and maybe a little bit of a struggle. Then again nothing in life is easy.
