2019 is going to be the year of change! We are not in the same real estate market that we have been in for the past 7 years! 10% a year gains are no more. Only about 5% will be the average for the next few years to come. So get ready! Don't be fooled by Real Estate Agents over pricing homes just to get the listing. It won't sell if you do!
The Dallas real estate market started to see a decline this summer. It has been a steady decline as rates kept rising. Now that rates have cooled down things will start to rise again with the bust home buying season ahead this Spring. Still we are not going to see the gains we once did. Dallas is expected to only a 4.3% increase this year in home values. It still if higher then the national average.
Homeowners are adjusting to the new normal. They have been a little hard on their luch and waiting for the right time to list their home. Also, Realtors are adjusting. Some of the top realtors were not affected, but many did not see many home sales. Not everyone watches the market closely. So they roam blindly through the real estate market. Now they are ready to hit the market hard. They are wanting to make up for lost time by promising the moon. Along with pricing high just to get the listing.
Do not be fooled by this. Know your stats. Numbers don't lie. We can not price high like the past years. This is a buyers market. If we want to price then it has to be somewhat conservative to the comps around us. Also, if we want to try and punch the price up a little more then we are going to have to make sure we spend a little money to do repairs to the home. Buyers are more selective. That is why hiring a Realtor who has amazing marketing and knows their stats will be the only way to get your home sold. Homeowners can not afford to go with a Realtor who is new. Sure everyone deserves a chance, but if they don't have experience or plan on over pricing just to get the listing then you will be shooting yourself in the foot.
I have been a Realtor for almost 5 years now. I take pride in going above and beyond with my marketing. I also try my best to be realistic on price. My sales were higher this year then before. Each year they rise a little more. I take pride in that. Ecspecially in a slower market. 2019 is already off to a great start. Being realistic with my clients is key to that.
