Happy St. Patty's Day! The newest research and data reports are out for the Dallas housing market for January and February 2019, and it felt like a punch in the gut. Ouch! Needless to say that the numbers are not the best we have seen in many years. Dallas is starting to feel the squeeze, but does this mean we should throw in the towel? Dallas was one of the hottest real estate markets just a year ago. It was on the incline at record breaking number year over year.
Dallas only went up by 1% in home values from the previous year in North Texas . That is very disappointing for home owners and all Dallas Real Estate Agents looking for big sales. The average price range for homes in North Texas is $245,000. While there are 22,000 homes listed on MLS.
These numbers are very dismal when year over year we were seeing up to 10% in home values rising. Now we are seeing a fraction of that. The average home owner in North Texas is seeing a $7,000 increase in home value per Texas A&M and Zillow data pulled. One can still be hopefull tho. There are plenty of homes on the market, interest rates have chilled out, and new construction is pumping out everday. Not to mention that Dallas has some of the best job growth next to New York in a recent report.
Spring will be very telling of what is to come. That is the hot season for buyers and sellers. Dallas is on track to see a 4.7% gain in home values which is still not as great as we are use to. I am hopefull tho that we will see higher then that. Reality is setting in, but it is not all doom and gloom. All we can do is wait and see what happens.
