Recently, Dallas Morning News put out a report that "DFW is the nations undisputed king of home construction"!!!! This should come as no surprise. Dallas has been crushing the competition in the real estate market. Now are we the best or most expensive? No, but we are one of the fastest growing. Sales keep reaching new highs while still staying reasonably priced compared to the rest of the U.S. There is also a big push to build reasonably priced new builds for home buyers in the $200,000 price range.
Everyone loves new construction. It smells new, looks news, feels new, and is stocked full of the latest luxury finishes. It's like buying a new car with that "new car smell". Something lingers in the air. At the beginning of the year I got New Home Construction and Luxury Home Certified. This wasn't without reason. I did so because after 4 years of being a Top Dallas REALTOR I have seen lots of new homes being built. The street are full of new construction. They are littered in and out of different neighborhoods. Some next to complete shacks, but that is the allure of it all. Dallas is growing. Builders are not just meant to plan master communities like all the ones in the suburbs. Now don't get me wrong. The suburbs have the hold on most of the new consturction. DFW is so big that places like Frisco, Plano, and Prosper are building at lighting speed to accomidate all the people moving here for jobs, but central Dallas is getting some love too.
Central Dallas is within the 635 loop. It is like on big bullseye with the downtown in the middle. North of Downtown is pretty saturated and established. A lot of the homes were built in the 70's, but a lot of the streets have been converted to luxury new builds. Not everyone wants to live in North Dallas. With all the luxury homes comes higher prices. So South Dallas is getting some much needed attention. Even Amazon HQ2 has been rumored to be interested in potentially putting the next headquarters near Downtown.
Just south of Downtown is Trinity Groves and Bishop Arts. Two very hot areas right now for new construction. Bishop Arts is one of the hippest areas in Dallas. I tend to frequent there often. In part because I have many new builds coming up down there. The streets of Bishop Arts are full of charm and character. It is truly unlike any other part of Dallas. You have pinata shops for starters. Also, CBD oil shops are starting to pop up for all you hippies out there...not to mention award winning chefs for all you foodies. Don't be fooled by the charm of the neighborhood. This area isn't just for millenials and hipsters. Bishop Arts is booming with new residential homes, condos, townhomes, and apartments. Which is driving the values up.
Over the next couple of months I have 4 new homes coming up in Bishop Arts. They are going to be beautiful luxury duplexes with breathtaking finishes and features. My investors and I are constantly looking for more lots to build on. Our most recent project coming up is a duplex on Malborough Avenue. They will be listed in the $400's and $500's. We are very excited to bring more information on these homes in the next coming weeks.
As I get ready to list my new construction, I have been driving around the neighborhoods looking at everything else being built. There are probably 50 new developments going up. Hopefully, I will list some of them. I would love to be the King Of Bishop Arts. We shall see. Call me for all your buying and selling needs.
