Why Hire A Realtor?

        There are a lot of Dallas Real Estate Agents and Dallas REALTORS® out there!  About 25,000 work in the Dallas/DFW Metroplex.  I have said time and time again that they are not all created equal.  I am one of the Top REALTORS® in Dallas and I am very proud of that.  I have only become one by having amazing clients and a work ethic to do everything in my power to give you the best real estate service possible.  One thing that is important to keep in mind is there are a lot of people that go to Real Estate School with the dream of hitting it big..some pass the exam and some don't.  Most real estate transactions require that only a REALTOR® handles the process, but there are a lot of home builders that don't want a licensed REALTOR® working in one of their model homes.  Even For Sale By Owners will negotiate their own terms benefitting them and not the buyer.  The difference is that I am here for your best interests.  I went to real estate school, studied hard, passed my exam, am a part or the REALTORS® Association, and have lots of experience with the TREC laws and guidlines.  If you have been out in the home buying "battle field", you will see you have to be armed with a professional by your side.  You will love working with an experienced Real Estate Agent.

        Buying and selling real estate is most likely one of the biggest decisions you will make!  Thats exciting!  The average home price in Dallas in $150,000.  That's a fair amount of money.  With that said, it would be foolish to consider negotiating a real estate deal without the help of a licensed professional.

        Here is a list of why to use a REALTOR® and why not try to sell your own home or buy one from a For Sale By Owner.  God forbid use someone who is the friend of a friend that use to be licensed, has violations against their license, and decides to try and negotiate a contract for you...Trust me I have seen it all:

1. As your Dallas REALTOR® I can help you determine your buying power.  A lot of times clients call me to buy a home and they don't know how much home they can afford.  They may have a budget in mind, but by getting pre-approved by a lender is one of the first steps.  Too many times have I seen someone wanting to look at homes for $500,000, and after being pre-approved we later find out that they can only afford to buy a home for $350,000...That's a big difference.  I have many relationships with lenders all over Dallas and can help you find the most competetive rates so we can start the process of home buying.  

2. A Dallas REALTOR® has many resources to assist you in your home search.  Many people think they can go look at a home on their own.  In todays world most homes are listed on the MLS.  Unless it is a For Sale By Owner.  Only a licensed professional like myself is able to access a home.  Also, in todays high tech real estate market most people use websites like REALTOR.com or Zillow.com to look for a home.  Keep in mind that this info a lot of times is out date and not always accurate.  Only the MLS that a REALTOR® has access to is updated in real time and is updated by the actual agent for that particular home.

3. I can assist you in the selection process by providing objective information about each property.  Real Estate Professionals who are licensed REALTORS® have access to a variety of informational resources.  REALTORS® can provide local community information on utilities, zoning, schools, etc. There are two things you'll want to know.  First, will the property provide the environment I want for a home or investment?  Second, will the property have resale value when I am ready to sell?
4. As your Dallas REALTOR® can help you negotiate the sales prices to get you the best deal.  As your real estate agent I am here to try and get you the most money when selling your home and then when buying I am there to try and get you the best deal possible.  Also, when I negotiate a contract it is not just the price.  There are a lot of dates that need to be negotiated such as option period, closing date, execution date of the contract, and much more.  
5. I can guide you through the entire contract to close.  There are a lot of important dates in the contract to remember.  Once a contract a negotiated we have to get the inspection done, get title work started, and start moving forward with the mortgage process.  There are so many moving parts, but I am here to make sure everything flows together smoothly.
6. When selling your home, I can prepare a CMA for you.  This is an important tool to give you up-to-date information on what homes in your neighborhood are being sold for in the ever changing Dallas Real Estate Market.  This is important in getting your home sold at the best price, quickly.
